Statement of Significance:
Conceived as a model suburban housing estate by a wealthy Sydney businessman, George Hoskins, the Appian Way and its associated houses in Burwood Road remains as probably the finest Edwardian bungalow precinct in Sydney. By virtue of its architectural cohesiveness idyllic landscaped environment of street and allotment alike with related sports reserve, this development sets a high standard by today's criteria.

Description:
The buildings are arranged about a centre recreation reserve containing an Edwardian timber sports pavilion. The houses are all in the Edwardian style with dark face brick, heavily decorated and timbered verandahs, porches and gables with small lead lit casement windows to the rooms, roofs are multi-pitched and gabled, no two being identical and are alternately covered with slates and Marseilles pattern terracotta tiles.

No 1 demolished; replaced by three unsympathetic houses. Other superficial alterations.

About 6ha, at 2-25 Appian Way and 304-318 Burwood Road, Burwood, comprising houses, remaining picket fences, tennis courts and pavilion, trees, present road alignment. Excluding 1A,1B,1C; 16A;17 and 18 Appian Way, No 314 Burwood Road.
